Repairs During Business Hours:
You may obtain these services by calling 518-664-9897 Ext. 3. during regular business hours, 9 a.m. – 4:30 p.m. Monday through Friday or use the Tenant Portal. Please remember to report repairs immediately. Just state your name, address, telephone number, and details necessary for repairs for the work order.
Maintenance staff will address them as quickly as possible. Routine service calls usually take between 1 to 5 days to complete. Of course, emergencies are given the highest priority as explained below.
Emergency Repairs After Business Hours:
Maintenance is on call 24 hours a day, 7 days a week including all holidays. Emergency maintenance work orders are only for repair needs which threaten the life, health, or safety of a resident or could cause extreme damage to property.
If you need emergency repairs after regular business hours, please call 518-664-9897. When submitting an emergency repair request you must provide your name, address, and a telephone number of where you can be reached along with a detailed description of the emergency.
Emergency maintenance request include, but are not limited to:
- Any and all other conditions which pose a threat to the well being of the family/individual occupying the unit.
- Explosions/Fires
- Gas Leak
- No electrical service in unit or problem which could result in shock or fire
- Major pipe burst, plumbing leaks or flooding
- Main sewer lines backed up
- Non-working toilet when your unit only has one bathroom
- Heating problems
- Inoperable Smoke Detector and/or Carbon Monoxide Detector
Please remember, always call 911 first for all life-threatening emergencies such as in the event of a fire or gas leak. After reporting the emergency to 911, call our after-business hours number above.
Lock-Out Service:
Locked out of your Apartment? You can relax knowing that a MHA staff member is available to help you get back in. If this occurs during normal working hours, call the MHA office at 518-664-9897 to notify us you are locked out and need to get into your unit and help will be on its way. Outside of normal working hours, follow the after-business hours procedures above.
There is no charge for lock-outs during normal business hours. However, lock-outs after hours will be charged according to the tenant maintenance service charges schedule, which are part of your Lease and available in the main office.
MHA Maintenance Charges:
Residents are not charged for normal wear and tear maintenance needs in their unit. However, if damage is caused due to tenant abuse or neglect, the resident will be charged for the cost of repairs in accordance with the tenant maintenance service charge schedule.
Restriction on Alterations / Damages:
All tenants agree not to alter locks or fixtures without permission from the Authority office.
Helpful Maintenance Tips:
Reduce moisture in bathroom to avoid mold. Remember to turn on your bathroom fan while in the shower to prevent moisture build up and leave the bathroom door open afterward.
Avoid toilet clogs or sewer main backups by only disposing human waste and toilet paper in your toilet. Keep drains flowing freely. Avoid pouring grease, coffee grounds or other solids into the kitchen sink. In the bathroom, remove hair from the sink and tub promptly so they’re not washed down the drain.
Keep a plunger handy, as it can help you to remove toilet and sink clogs.
Check for water damage & leaks especially after heavy rains, after snow and ice have melted or hot day when pipes sweat. Look under the sink, boilers, and heater for leaks. Detecting water leaks as soon as possible is recommended because undetected leaks can lead to substantial damage, such as mold and rot.
